Construction in Germany industry analysis

The European Central Bank's key interest rate, which remained at a historic low between 2016 and 2022, and a generally robust domestic economy until the outbreak of the coronavirus pandemic in spring 2020, which was accompanied by falling unemployment figures and rising household incomes, supported domestic construction activity in the first half of the past five-year period and ensured high demand in most areas of the construction industry. Due to the very positive market environment in 2021, most construction sectors and trades recorded rising sales and an increasingly high order backlog, while employment in the construction industry increased significantly. On average, the construction industry has grown by 1.1% per year over the past five years.IBISWorld expects the sector to generate a turnover of 415.5 billion euros in the current year, which corresponds to a decline of 5.6% compared to the previous year. This development is due to the European Central Bank's turnaround in interest rates in 2022 in response to the very dynamic inflation in the European Economic Area, which has had a strong dampening effect on demand in residential construction due to higher financing costs.Although IBISWorld expects the construction industry to grow over the next five years, the pace of growth will be slower than in the previous five-year period. On the one hand, higher effective interest rates for loans are likely to reduce the level of annual growth in residential construction in the medium term, while on the other hand, activities in commercial construction will remain impaired in the short term due to the current sluggish development of the business climate. Overall, demand from state actors is likely to become more important for the construction industry in the near future. In light of this, IBISWorld is forecasting an average annual increase in turnover of 0.5% for the period from 2024 to 2029. In 2029, turnover in the construction industry is therefore likely to amount to 425.3 billion euros.

Trends and Insights

  • The turnaround in interest rates initiated by the European Central Bank and high inflation have caused demand for property from consumers and investors to fall. A reduction in new construction activity is therefore to be expected, particularly in residential construction.
  • The main construction industry is the segment with the largest share of total turnover in the sector. It primarily comprises companies and businesses that erect building shells and carry out civil engineering work.
  • Due to the great importance of residential construction for the construction industry, the distribution of companies in the sector correlates primarily with the distribution of the population in the federal territory. The highest proportion of construction companies is therefore recorded in the densely populated centre region.
  • There are no substitutes for the sector's services. There is some overlap between the construction industry and the building materials supply industry in the assembly of steel and prefabricated components.
